3-Sided in-plant office uses one existing wall
3-Side offices fit against a single building wall, providing a
secure area utilizing one building wall and three panel walls. Your
facility wall must be able to accommodate panel walls and ceiling in
order to utilize a 3-sided modular office. Panel walls and ceiling will work with most flat facility walls as
they are to be tied into with anchored wall starters and angled roof
supports.
Color-coordinated panels, studs, doors and trim bring a professional
"front office" finish that helps project a positive image to employees,
customers, and other visitors.
Components Included:
Wall thickness is 3" and feature an insulating polystyrene core with a 1/2"
thick vinyl gypsum surface bonded to each side to help with sound deadening
20 gauge 3070 (36”x84”) x 1-3/4” insulated steel door with 1/4” clear
tempered safety glass window
Door includes stainless steel lockset, and door sweep
Door pre-hung in an 18 gauge steel door frame and factory
installed in a wall panel with 4-1/2” hinges
Unit also includes 2’x4’ non-combustible, lay-in acoustical ceiling system,
painted 22 gauge corrugated steel “B” deck, and all joinery
Standard electrical package includes 2' x 4' T8 recessed troffer light
fixtures, 110v and duplex outlets, 110v as indicated
Also includes wall switch, handy boxes, conduit, and circuit breaker
panel with breakers.(Bulbs and wiring not included)
The ceiling system hangs approximately 6" from the dust cover consisting of
a pre-painted metal grid with standard 2' x 4' lay-in acoustical ceiling
tiles made from class A non-combustible white fissured mineral board
Screw-on vinyl base on interior and exterior

Framing
Two piece stud sections physically connect back-to-back providing a
strong load bearing system that allows for easy relocation of individual
wall panels without disturbing adjacent panels or ceiling tile. The unique double
layer steel studs provide more strength at a lower cost
than single layer studs and the rolled ends reduce tear risks during
assembly. Wiring capabilities on both sides of the stud without affecting the
structural integrity of the stud. Removable "snap-in" cover plates
allow for easy inspection of raceways. Electrical or communication lines can
be added at any time, during or after installation without purchasing additional
stud components or cutting into them.
Standard and Optional Colors
Standard colors are champagne, gray and white. Optional colors
can be ordered. All exposed trim and framing finished in baked enamel. With steel panel option, trim and framing can match wall panel color
choice for a smooth monochromatic finish.

Anatomy of a Modular Office:
Doors - Standard units are available with either 3070 - 20 gauge steel
doors or 6070 double door assemblies. The drawing shows a 3070 with optional
glazing (1/4" clear tempered safety glass). Standard options include door
closers, aluminum thresholds, locksets, louvers, and kick plates.
Cornice Mold - Sturdy anodized aluminum construction, either anodized or
painted, provides handsome finished appearance.
Fixed Windows - Standard windows are either 4' or 2' in width and 3' tall
with 1/4" clear tempered safety glass. Sliding windows and other sizes
are also available.
Corrugated Steel Dust Cover - Utilizes a 22 gauge ribbed
steel roof, 1-1/2" deep, painted and cut to length. This "dust cover" is
supported by the framing system and lies within the cornice mold or top
cap of the office for a clean and professional look. Units over 12' in
length require load bearing roof beams.
Light Fixture - 2'W x 4'L recessed fluorescent light fixtures fit nicely into
the ceiling grid system and circuit breaker boxes. Requires four lamps
and includes acrylic lens. (lamps not included)
Acoustical Lay-in Ceiling - Are made from class A
non-combustible white fissured mineral board. Standard ceiling tiles are 2'
x 4'
Exhaust Fan (optional) - can be included with any office
and is based on the application of the room
as well as the number of expected occupants.
Climate Control Unit (optional) - can be ordered with
walls prepped with a factory installed cutout for mounted HVAC or AC
units (also available).
Fire & Sound Panels - Are 3" thick and feature an
insulating polystyrene core with a 1/2" thick vinyl gypsum surface
bonded to each side. Available in gray, champagne, or white.
Steel Floor Track - Sturdy galvanized steel channels hold wall panels
securely in place and are included with every modular office.
Corner Post - Are part of the framing system and included
with every office.
Duplex Receptacle - Receptacles can be mounted in any wiring stud and are part of
the standard electrical package that includes: Duplex outlets, wall switch,
circuit breaker box, and handy boxes and conduit
Wiring Studs - Are part of all framing systems, studs permit
the installation of electrical service vertically and accept standard
electrical boxes. Studs allow all outlet boxes, switches, wiring, and
conduit to fit neatly into the the framing system with removable cover
plates for wiring access. Complete modular wiring systems are also
available
Brown Vinyl Base - Screw-on type base is easily removable with no
exposed screws or fasteners. Included with all modular offices.
Standard Thermal Panels - Standard wall panels are 3"
thick and feature 1/8" thick vinyl hardboard bonded to an insulating
polystyrene core. Available in gray, champagne, or white.
